- the tenant has failed to observe rules on noise control and continue to be a nuisance in the area that he/she is leasing or renting despite prior warning notice of such nuisance; and
- the tenant fails to observe proper waste management methods and rules despite being made aware by the landlord the necessity of complying with it.
