A competent property manager must possess a high level of enthusiasm and motivation to promote what she sells.   • assists in monetary transactions and sorting out client concerns in a professional and polite manner;
  • make documentations and reports pertaining to property matters; and
  • coordinates marketing initiatives with sales staff on the sale or lease of properties.

Since the property industry has its ups and downs, a good property manager must be able to know the trends in the market and seize opportunities when they arise. Buying properties are not like commodities in the grocery store where anyone can just pluck out a product and pay for them at the counter. They involve a sizable sum of money that should not be just thrown away.

The property manager must keep in mind that not all buyers and tenants will be able to continue with the lease or pay for the mortgage. It’s not an easy decision facing people whom you’re going to take away the property from them when they can’t continue paying. She must try to offer any alternatives that she can offer within her capacity to try and salvage the situation. She may try to offer a restructuring of budget while being sympathetic to their plight. Or she may help them renegotiate with the bank to gain better installment terms on a staggered basis and additional time to pay. How a property manager handles that and doing so successfully is the true mark of success on the job.
