Stage Payment Types (Mortgages and Finance)

Stage payment mortgages were created with the needs of homebuilders in mind. They differ from traditional mortgages in that funds are released in stages, either in arrears or ahead of schedule.

Your stage payments will either be assured based on your costs (Cost Based Mortgages) or rely on a rising value throughout the construction process, depending on your specific circumstances (Valuation Based Mortgages).

It’s ideal to have your funds released in stages throughout the project because this is how you’ll pay for your new home, whether it’s pre-agreed fixed price payments to your main contractor or paying for materials and labor as needed.

It also makes financial sense because you won’t need to use all of your mortgage funds at once, and you’ll be able to keep your monthly payments low by only paying interest on the money you’ve already borrowed. It’s critical to speak with a specialist adviser about your options and your specific project so that you can be matched with the right stage payment mortgage to ensure success.

If you approach lenders directly, they will only offer a small number of products that may or may not meet your needs. Keep in mind that most lenders offer arrears stage payment mortgages, which come with the very real risk of your project being devalued during construction.

The payments specified in the Contract Sum Payment Chart (including the Initial Payment and the Final Completion Payment (if any)) are referred to as stage payments.

How do you peg stage payment lines?

When a stage payment line is approved, a peg distribution is linked to the Stage Payment Line in the Purchase Peg Distribution session if an item that must be invoiced by stage payments requires a peg. The amount of the stage payment line is distributed across distribution lines for combinations of project/budget, project element, and/or project activity for a specific purchase order line and stage payment line. The line number for the peg in the distribution, the peg (project, element, activity), and the stage payment amount by peg are all included in the peg information in the Purchase Peg Distribution session.

How do you create stage payment lines?

If the Invoice by Stage Payments check box is selected in the RFQ Responses or Purchase Order Lines sessions, you can specify stage payment lines for the RFQ response or purchase order line in the Supplier Stage Payments session by selecting Supplier Stage Payments from the appropriate menu. Manually creating stage payment lines or copying them from a stage payment schedule are both options. The status of the RFQ response or purchase order line can only become Accepted or Approved if the total amount for the stage payment lines equals the net order line amount on the RFQ response or purchase order line.
