What is Tenant Checklist?

A tenant checklist usually gives you an overview of the things that you have to think about especially when new tenants move into your rental property. It’s not just about the bullet points that provide you a list of items that should be completed and addressed before a tenant takes possession of the property. It can also be used in many different situations.

What is Inside a Tenant Checklist?

  1. Rental Lease – this is considered to be a legally binding document. The tenant has to sign this document to make sure that he or she agreed to your terms and conditions which covers the price of rent and the deposit amount. It is always necessary to have them sign before collecting the payment.
  2. Payment Collection – after signing the lease, collect the payment for the first month’s rent and the security deposit. Make sure that the tenant handed you the exact amount before you give them the keys and move in. It is not nice to have a tenant who is not capable of paying the first month’s rent. Once they have paid the exact amount, provide them with a receipt.
  3. Confirmation for Move-Out Date – you may also want to consider knowing when will they move out. By doing so, you can plan ahead how you are going to turn over the unit. If your tenants will move out early, you can be able to get the keys, clean the unit, or have minor repairs before having a new tenant to move in.
  4. Move-in Schedule – after the previous tenant had moved-out and after you have done cleaning and renovating, you may contact your new tenant and let them know what date and time they can actually move in.
  5. Send Welcome Letter – a welcome letter may include information about setting up the utilities, renters insurance, where to pick up keys, details about the move-in day, terms about the rental payment, rules in throwing your trash, information about laundry room and storage collection, parking, neighborhood guidance, property condition, and contact information.
  6. Property Inspection and Review of Move-out Checklist – find time to review and check areas like floors, appliances, countertops, wall paint, etc.
  7. Repair – if ever you noticed that something has been damaged, make necessary repairs before having the new tenant to move in.
  8. Return Security Deposit – always make sure to provide your tenants with a list and receipt if ever you have deducted something from their security deposit.
  9. Renovation – complete renovations in between tenants so you won’t have to disturb them while they live there.
  10. Take Pictures of the Unit – it is always recommended to take pictures of your property because this will help you in handling it over to a new tenant.
