What is A Move-in Checklist?

1. Make the Apartment Ready to Live In

Before your tenant arrives to officially reside in your property, you need to make sure it is ready for them. There are a few things you should do such as:

• Make an inspection checklist for your property. check the living room, dining room, kitchen, bedroom, and other parts of the property to see if there are problems that need attention.
• Schedule professional services to make any needed repairs and replace broken equipment or furniture and maintain the home in general.
• Purchase any needed supplies for the property.
• Clean up the interior and exterior of the property and the outside space.
• Install new locks.

2. Set Up Utilities

Contact your utility provider (such as electricity, water, gas, internet, cable services) to inform them a new account will avail of their services. Guide your tenants on how to apply for those and set them up.

3. Give a Welcome Letter to the New Tenant

Not all landlords might do this initiative, but it’s a nice gesture to make your new tenants feel at home by giving them a personal letter to welcome them to your property. The letter could also provide you the opportunity to give them some useful information about the property and the things they need to do such as paying rent, getting renter’s insurance, and reporting maintenance issues. This friendly gesture can help build a cordial relationship with your tenant.

4. Pick up keys

The only thing missing for the tenant to officially live in your property is the keys to their new home. Provide them the keys; give them enough keys to having some spare keys. You can keep a duplicate of the key but keep in mind to value your tenant’s privacy and don’t go to the property unannounced. The only time you have to go to the property while the tenant is there is when there are maintenance issues going on that the tenant has called for your help. If you intend to visit, notify the tenants ahead of time.
