What are Architectural Services?

Architectural services are defined as the planning and design of buildings and spaces, and administrating construction contracts on behalf of clients.

How to Make an Architectural Scope of Work

To following elements below makes up the scope of work you have to include. Each section is important to properly define the project you will do, its outcome, the schedule of when it’s done and due, and the payment procedure for your work.

1. Deliverables

The deliverables are the expected outcome of your work for the client’s project. Deliverables are usually tangible products such as reports, or software, product, or in your case, building or spaces designs. Identify clearly what design your client is expecting of the end result of the project.

2. Timeline

Your scope of work for the project is not complete without a timeline of when it will start and when it will end. Make a timeline of all the work you’re going to do to fulfill the deliverables and complete the project. The timeline should consist of a schedule of the duration of the project and how often you’ll work on the project (e.g. weekly, monthly, bi-weekly, daily). Make sure to present your full timeline and use visual aids to make it seem more organized and readable.

3. Duties and Responsibilities

Once you’ve mapped out your timeline, the next task is to identify your duties and responsibilities in the project. Be specific in identifying your responsibilities so your client will know all the things you’re doing to complete the project. Schedule your tasks on when you’re doing them basing on the timeline you created before. Below are some general architectural tasks and duties:

  1. Initial consultation: Define the purpose and basic requirements for the building.
  2. Pre-design services: Providing master planning and historic research on an existing building or building site.
  3. Schematic design: Create and develop general design ideas, concepts and provide a rough sketch of how the building will be organized and what the building will look like.
  4. Design development: Helps the client and contractor get a clear grasp of what the building will be and helping them understand the size, quality, and cost of a project before the contract documents are completed so that necessary changes can be made to the drawings before construction starts.
  5.  Construction documents: Makes plans, elevations, and other drawings and specifications that will be used to erect the building.
  6. Coordinate with consultants: Coordinates with other design consultants, such as civil, structural, or mechanical engineers, who are needed for the project if it becomes too complex.
  7. Bidding and contract negotiation: Solicits bids from contractors. The architect helps the client assess the submitted bids to do comparisons so the client receives the best quality during construction. The architect also advises the client in their decision process to select a contractor.

5. Reports

While you’re working on your way to finishing the project, you need to make progress reports or status reports for your client to update them on what part of the project you’re working on. It’s also a way for them to monitor your progress and to see if the project is on schedule or not. Define what type of report you’re going to be sending to your client and how often will you be sending them.
