To clear things up, let us differentiate a lease from a rent. A lease can last for 6 months up to a year but never on a monthly basis. Any price increase or changes in the contract can only be done after the contract end date. A rent, on the other hand, is a monthly agreement where the lessee makes monthly payments to the owner. The price and any agreements on the rented property can be changed anytime after every month. In other words, a lease is a long-term agreement and a rent is a short-term agreement regarding the use of a particular property. What Happens If the Lessee Breaks the Lease Early?

In the event that a lessee breaks the lease earlier than the expected contract end date, the owner has the right to collect the payment until the lease contract expires. As this is a legal agreement and signed by both lessee and owner, both of them are obliged to follow it. The lessee pays for the lease until the contract ends and the owner cannot have the property leased before the contract ends.
